What makes DSCR documentation different

DSCR loans qualify the property — not you. The core documents are about the property's income, not your personal income. No W-2s, no tax returns for income qualification, no pay stubs. The file is lighter than conventional or bank statement loans on the income documentation side.

What you need to know

  • Signed lease agreement (or market rent appraisal for vacant/STR properties)
  • Full property appraisal with market rent analysis
  • Government ID (passport or driver's license)
  • Credit authorization — lender pulls credit directly
  • Reserves: 2–3 months of statements for all liquid asset accounts
  • Entity documents: LLC operating agreement + member certificate (if vesting in LLC)
  • STR properties: 12 months of platform earnings statements (Airbnb, VRBO, etc.)

About this

Property income documentation — the primary input

The most important document in a DSCR file is the rental income evidence. For occupied properties with a lease in place, a signed copy of the current lease is the primary income document. For vacant properties or properties with month-to-month tenants, the appraiser provides a market rent estimate that the lender uses in lieu of an in-place lease.

Short-term rental properties require 12 months of platform earnings statements (downloadable from Airbnb, VRBO, or the STR platform of record). Some lenders also require a market rent appraisal alongside the STR history.

Appraisal — required for all DSCR transactions

A full URAR appraisal is required for all DSCR transactions. Most appraisals for investment properties include a market rent analysis (comparable rental comparisons) that becomes the lender's backup income verification when the in-place rent is disputed or the property is vacant.

Reserves documentation

Pull 2–3 months of statements for all liquid asset accounts — checking, savings, brokerage. Retirement accounts qualify at a haircut for reserve purposes. Reserves must remain post-close, meaning the lender wants to see that you'll have 6–12 months of PITIA available after the transaction closes.

LLC vesting — what's needed

If you're purchasing in an LLC's name, the lender needs: the LLC operating agreement, certificate of formation from the state, and evidence of your membership percentage. A personal guarantee is typically required from the managing member. The LLC vesting does not affect the DSCR income calculation.

Common questions

Do I need to provide tax returns for a DSCR loan?
No — not for income qualification. DSCR income is based on the property's rental income, not your personal income. Lenders may review tax returns for entity structure context, but they are not used to calculate qualifying income.
What if the property doesn't have a lease yet?
Vacant properties are qualified on the market rent appraisal. The appraiser provides comparable rental analysis showing what the property should rent for, and the lender uses that figure for DSCR calculation.
What documents does my LLC need to provide?
Operating agreement, certificate of formation, and evidence of membership percentage. A personal guarantee from the managing member is typically also required. State-issued entity documents are usually available from your state's secretary of state online portal.
Do I need to show reserve assets beyond the down payment?
Yes. Reserves are liquid assets held after closing — separate from the down payment. Most DSCR programs require 6–12 months of PITIA in reserves post-close. Provide 2–3 months of statements for all accounts that hold these funds.
How is a short-term rental documented for DSCR?
Download 12 months of earnings statements from the STR platform (Airbnb, VRBO). The lender uses the lower of your actual 12-month average or the market rent from the appraisal. Some lenders require both.
