How Sunrise analyzes your income
The core friction for a business owner building a rental portfolio is that conventional lending looks at your complete financial picture at once. It sees the operating business income (depressed by write-offs), the proposed new mortgage payment, the existing rental schedules (using only 75% of rental income by convention), and arrives at a DTI that says you're overleveraged. The actual situation is that each rental property is cash-flowing well, the operating business is healthy, and the conventional math is just the wrong tool for the problem.
DSCR lending solves this by evaluating each investment property independently. The only math that matters: monthly rent ÷ PITIA. If that ratio is 1.00 or higher (meaning the rental income covers the mortgage payment), the property qualifies. Your personal tax return, your operating business income, and the rest of your debt load do not factor into whether this specific rental deal closes. The lender is underwriting the property's cash flow, not your personal balance sheet.
For the primary residence — which conventional lenders would struggle with given your operating business complexity — a bank statement loan runs on a completely separate track from the DSCR investment files. The two programs can close simultaneously or in sequence depending on your acquisition strategy. Most owner-investors we work with have one or both already running in parallel.

- The lender qualifies the investment property on its own rental cash flow — monthly rent divided by PITIA. Your operating business income and personal tax returns are not used for the DSCR income calculation. - Can I use DSCR for a short-term rental or Airbnb?
- Many programs accept STR income with 12 months of documented rental history or a market rent appraisal. Lenders use the lower of actual STR income or market rent. STR properties sometimes require slightly more reserves or face tighter LTV limits than long-term rentals.
- How do I finance my primary residence if my business taxes don't show enough income?
- A bank statement loan runs completely separately from your DSCR investment files. Your operating business deposits qualify the primary residence; the rental properties qualify on their own DSCR math. The two can close simultaneously.
- How many investment properties can I finance with DSCR?
- Portfolio DSCR lenders typically have no stated limit on financed properties — a significant advantage over conventional, which caps at 10. Each new property is evaluated on its own DSCR ratio, not on cumulative personal debt load.
- Can I hold my DSCR properties in an LLC?
- Yes. Most DSCR programs accommodate LLC vesting — the LLC is the borrower, and a personal guarantee from a member is the standard requirement. This lets you scale your portfolio within an entity structure for liability protection.
- Can I cash-out refinance a DSCR property to buy the next one?
- Yes — DSCR programs fully support cash-out refinance on investment properties. The cash-out refi qualifies on the same rent vs. PITIA math as the original purchase. LTV caps are typically tighter on cash-out (65–70% vs. 75–80% on purchase).
