How a cash-out refinance works
A cash-out refinance replaces your entire existing mortgage with a new loan at a higher amount. At closing, you receive the difference between the new loan and the payoff of the old one — as cash. The new loan amortizes over 30 years (or your chosen term) at the new rate. Your monthly payment increases because the loan balance is higher.
The income qualification follows the same path as a purchase. Bank statement borrowers use 12–24 months of deposits. Conventional borrowers use two years of tax returns. The lender evaluates income, credit, and the property appraisal — not what you plan to do with the proceeds.
How a HELOC works
A HELOC is a second lien secured by your home's equity. It is a revolving line — borrow up to the credit limit, repay, and borrow again. Payment structure and terms vary by lender. Your loan officer confirms the details for your specific situation.
