Mortgages for retail and e-commerce owners

Shop owners and online sellers earn through platform payouts — Shopify, Amazon, Stripe, Square — and inventory-heavy tax returns understate the cash. We qualify on 12–24 months of deposit history, the payouts that show real revenue.

Why inventory businesses get declined

Why inventory businesses get declined

Retail and e-commerce tie up cash in inventory, then write down cost of goods, ad spend, and platform fees. The taxable net looks small while the business is healthy. Bank statement programs read your platform payouts and merchant settlements — the deposits that reflect actual sales.

What you need to know

  • Qualify on 12–24 months of platform payouts and merchant deposits
  • Shopify, Amazon, Stripe, Square, PayPal, and Etsy settlements all count as deposits
  • Inventory purchases and cost-of-goods write-offs do not reduce deposit-based income
  • Ad spend and platform fees no longer cap your qualifying income at the tax net
  • Multiple sales channels are aggregated across the accounts that receive payouts
  • A 24-month average smooths Q4 holiday spikes and post-holiday slowdowns
  • CPA letter can lower the expense factor for higher-margin product lines

About this

The inventory cash-flow trap

E-commerce and retail businesses spend cash to make cash. An online seller doing $2M in sales might reinvest heavily in inventory, run significant ad spend, and pay platform fees — leaving a thin taxable net even in a strong year. Conventional underwriting reads that net and declines. The platform payouts, meanwhile, show a business moving real money every single week.

Platform payouts are clean, verifiable income

The way modern retail gets paid is ideal for a bank statement program. Shopify, Amazon, Stripe, Square, PayPal, and Etsy all deposit settlement payouts directly into your business account on regular cycles. Twelve to twenty-four months of those payouts give the lender a precise read on revenue, and the expense factor accounts for cost of goods and operating costs without forcing you to qualify on the inventory-reduced tax line.

Multiple channels, one income picture

Most sellers run several channels at once — a Shopify storefront, an Amazon FBA account, a wholesale line. Each channel pays out to a business account, and the lender aggregates deposits across all of them. If different channels pay into different accounts, provide complete statements for each, and the program combines them into a single deposit average.

Holiday seasonality and the 24-month average

Retail revenue concentrates around Q4 — Black Friday through the holidays — followed by a January slowdown. A short look-back taken in the wrong window distorts the picture in either direction. The 24-month average captures one or two full holiday cycles and smooths them into an accurate annual figure. For higher-margin product lines, a CPA letter documenting a real expense ratio below the 50% default can raise qualifying income further.

Common questions

Can an e-commerce seller get a mortgage with low taxable income?
Yes. Bank statement programs qualify online sellers on 12–24 months of platform payouts and merchant deposits, not the taxable net that inventory, ad spend, and platform fees deflate. The deposits reflect what the business actually sells.
Do Shopify, Amazon, and Stripe payouts count as income?
Yes. Settlement payouts from Shopify, Amazon, Stripe, Square, PayPal, and Etsy land in your business account as deposits and are averaged over the look-back period. Platform payouts are clean evidence because they are regular and easy to verify against platform statements.
I sell on several platforms. Are they combined?
Yes. The lender aggregates deposits across all accounts that receive platform payouts. A Shopify storefront, an Amazon FBA account, and a wholesale line can all be combined into a single deposit average, even if they pay into different business accounts.
Does buying inventory hurt my qualification?
Not on a deposit-based program. Inventory purchases and cost-of-goods write-offs reduce taxable income but not the payouts flowing into your account. Bank statement loans qualify on deposits, so heavy inventory investment does not deflate your qualifying income.
My sales spike at the holidays. Will the slow months hurt me?
Not on a 24-month program. The two-year average captures full holiday cycles and the January slowdown together, producing an accurate annual figure rather than a distorted snapshot from a single peak or trough month.
