1. Acceptance of Terms

By creating an account on Sunrise Lending (the “Platform”) or using any of its features, you agree to these Terms of Service (“Terms”). If you do not agree, do not use the Platform.

2. Who We Are

Sunrise Lending is a mortgage brokerage platform operated by [Legal entity name], a [state] [entity type] with its principal place of business at [address]. We connect self-employed borrowers and small-business owners with third-party mortgage lenders. We are a broker; we do not originate or fund loans ourselves.

3. Eligibility

You must be at least 18 years old, legally capable of entering into a binding contract, and a resident of a U.S. state in which we are licensed to operate. See our NMLS Disclosures for the current list of licensed states.

4. Account and Security

You are responsible for keeping your login credentials confidential and for all activity under your account. Notify us immediately at ryan@sunrise.loans if you suspect unauthorized access.

5. Information You Provide

You agree that all information you submit — including financial data, identity documents, and tax returns — is accurate, complete, and your own (or submitted with authority to do so on behalf of your business). Submitting false information may be a federal crime under 18 U.S.C. § 1014.

6. How We Use Your Information

Our handling of your personal and financial information is governed by our Privacy Policy, incorporated here by reference. In short: we use it to pre-qualify you and share it with lenders you authorize us to share it with.

7. Not Legal, Tax, or Financial Advice

Materials on the Platform — including qualification reports, pre-approval letters, and automated summaries — are for informational purposes only and are not legal, tax, accounting, or financial advice. Consult licensed professionals before making decisions.

8. No Guarantee of Approval

Pre-qualification results and rate estimates are based on information you provide and are not a commitment to lend. Final approval, terms, and rates are determined by the lender after underwriting.

9. Prohibited Conduct

Submitting fraudulent or misleading information.
Using the Platform on behalf of someone else without their written authorization.
Attempting to access data that is not your own.
Reverse-engineering, scraping, or introducing malicious code into the Platform.

10. Disclaimer of Warranties

The Platform is provided “as is” and “as available” without warranties of any kind, express or implied, to the fullest extent permitted by law.

11. Limitation of Liability

To the maximum extent permitted by law, Sunrise Lending and its affiliates are not liable for indirect, incidental, special, or consequential damages arising out of your use of the Platform.

12. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of [governing state], without regard to conflict-of-laws rules. Any dispute shall be resolved in the state or federal courts located in [county, state].

13. Changes to These Terms
