FHA streamline: how it works
The FHA streamline refinance allows existing FHA borrowers to lower their rate with minimal paperwork. No new appraisal is required — the original purchase price or appraised value is used. Income verification is either waived entirely (non-credit-qualifying streamline) or minimal (credit-qualifying). A payment history requirement applies: typically no 30-day lates in the past 12 months and no 30-day lates in the past 3 months.
The catch: MIP is not eliminated. An FHA streamline replaces one FHA loan with another — MIP continues. If the goal is to eliminate MIP, the exit path is a full refi out of FHA into a conventional or bank statement product.
VA IRRRL: the simplest refi available
The VA Interest Rate Reduction Refinancing Loan (IRRRL) is the simplest refi program in existence. For veterans with an existing VA loan, the IRRRL requires no new appraisal, no income verification in most cases, and the funding fee is reduced (0.5% vs. 2.15%+ for a new VA loan). The requirement is a VA-to-VA rate reduction — you're moving from one VA loan to a new VA loan at a lower rate.
When a self-employed borrower should consider a streamline
If you have an FHA or VA loan and rates have dropped, a streamline is the fastest path to a lower rate. For self-employed borrowers who would otherwise need full bank statement documentation, the streamline's waived income verification is significant. The trade-off is that you remain in the government-backed program with its associated costs (MIP for FHA, funding fee for VA).
When to skip the streamline
If your goal is to eliminate MIP, or if a conventional or Non-QM refi would offer a materially better rate, a full refi is the better path. The streamline saves time and documentation but locks you into the same program type.

- Do I need to verify income for an FHA streamline?
- On a non-credit-qualifying FHA streamline, income verification is waived entirely — no pay stubs, no bank statements, no tax returns. On a credit-qualifying streamline, minimal income documentation may be required. Self-employed borrowers benefit most from non-credit-qualifying streamlines.
- Does an FHA streamline require an appraisal?
- Generally no — the streamline uses the original FHA appraised value or purchase price. An appraisal may be required if you want to use a higher current value for a different LTV calculation, but the standard streamline skips the appraisal entirely.
- Does a VA IRRRL require an appraisal?
- No — a VA IRRRL is the only conventional refi that is completely appraisal-free as a standard feature. This makes it exceptionally fast and low-cost compared to any other refi type.
- Can I do a streamline refi if I'm self-employed?
- Yes — a non-credit-qualifying FHA streamline does not require income documentation. Self-employed borrowers qualify on the same basis as W-2 borrowers: current on payments, existing FHA loan, and a net tangible benefit from the refi.
- Will an FHA streamline remove my mortgage insurance?
- No — an FHA streamline keeps you in an FHA loan, which carries MIP. To eliminate MIP, you must refinance into a conventional or Non-QM product. A bank statement refi is the standard path for self-employed borrowers exiting FHA.
