About this
How our intake process works
When a self-employed borrower starts with Sunrise, the process begins with a scenario review — not a rate quote. The loan officer reviews the borrower's income structure (what they earn, how it flows through their accounts, what their tax returns show), identifies the income documentation that maximizes qualifying income, and selects the program accordingly.
This sequencing matters. A borrower who goes to a conventional lender first, gets declined because of their Schedule C income, and then comes to Sunrise has lost 30–60 days. The intake-first approach identifies the right program before the formal application, so the process moves faster and with fewer surprises.
NMLS licensing and disclosure
All Sunrise loan originators are registered through the Nationwide Multistate Licensing System (NMLS). You can verify any MLO's license and regulatory history at nmlsconsumeraccess.org. We operate in the states where we are licensed — the check-in confirms state availability for your specific transaction.
Our lender relationships
As a brokerage, Sunrise works with a panel of Non-QM and portfolio lenders. This means we can match your specific scenario — income type, property type, loan amount, LTV — to the lender whose program is the best fit, rather than being limited to one lender's product set. Our lender relationships include specialists in bank statement, DSCR, 1099, P&L, asset depletion, and foreign national programs.
What we tell you when the answer is no
Not every scenario is ready today. Sometimes the right answer is: improve the DSCR ratio on the investment property, establish 12 more months of self-employment history, build up reserves, or wait for the rate environment to shift. When that's the case, we tell you explicitly — with a clear path to what "ready" looks like — rather than pushing a transaction that doesn't serve you.

- Are you a bank or a broker?
- We are a mortgage brokerage. We originate loans and place them with a panel of lenders — we do not fund loans from our own balance sheet. Brokerage model advantages: access to multiple lenders' programs, ability to match your scenario to the best-fit product.
- What states do you operate in?
- Sunrise is licensed in specific states. The check-in identifies whether we can serve your transaction based on the subject property's location. State licensing varies by MLO and product type.
