How DSCR lending works
DSCR loans are the primary tool for real estate investors who run operating businesses. The lender evaluates the investment property's cash flow in isolation — the rental income vs. the full payment obligation — without stacking your personal income, your business tax returns, or your operating DTI into the underwriting math.
Each property is evaluated independently. A business owner with a complex S-corp structure and three rental properties qualifies each rental on its own DSCR math. The properties don't compete with each other for DTI headroom, and the operating business income doesn't need to absorb the investment debt.
For short-term rentals (Airbnb, VRBO), most programs accept trailing 12-month platform income or a market rent appraisal — the lower of the two. STR properties sometimes carry slightly tighter LTV requirements than long-term rentals, but the qualifying structure is the same: rent ÷ PITIA.

- What is DSCR and why does it matter for investment loans?
- DSCR (Debt-Service Coverage Ratio) is monthly rent divided by PITIA. Most lenders require ≥ 1.00 — meaning rent covers the payment. Your personal income is not used to qualify. DSCR is the defining feature of investment-property loans for business owners.
- What DSCR ratio do I need to qualify?
- Most programs require DSCR ≥ 1.00. Programs with the best rates and LTV tiers typically require ≥ 1.25. Some lenders offer "no ratio" DSCR programs for strong-credit borrowers when the ratio is below 1.00, but these carry higher rates and tighter LTVs.
- Does the lender use actual rent or market rent?
- Lenders use the lower of the in-place signed lease or the market rent from the appraisal. For vacant properties and short-term rentals, the market rent appraisal is the primary input.
- What is included in PITIA?
- Principal and interest (P+I), property taxes, homeowner's insurance, and any HOA dues. The full monthly obligation on the subject property — not just the mortgage payment. All four components reduce the DSCR ratio.
- Can I use DSCR for a short-term rental or Airbnb?
- Yes — many programs accept STR income with 12 months of documented rental history or a market rent appraisal. STR properties sometimes face tighter LTV limits. The calculator uses whatever income you enter; the lender verifies with documentation.
