How is DSCR calculated and what ratio do I need?

DSCR = monthly gross rent ÷ PITIA (principal + interest + taxes + insurance + HOA). Most programs require DSCR ≥ 1.00, meaning rent covers the full payment. Programs with the best rates and LTV tiers require ≥ 1.25. Personal income is not used for DSCR qualification.

Why the answer is yes — and what it requires

The DSCR formula

Debt-Service Coverage Ratio = monthly gross rent ÷ monthly PITIA.

PITIA = Principal + Interest + Taxes + Insurance + Association dues (HOA). It is the full monthly obligation on the subject property — not just the mortgage payment, but all four components.

Example: $2,500/month rent ÷ $2,100 PITIA = DSCR of 1.19.

A DSCR of 1.00 means the rent exactly covers the payment. Above 1.00, there is positive surplus. Below 1.00, the rent is insufficient to cover the full payment.

What ratio do you need?

Most DSCR programs require ≥ 1.00. This is the qualifying floor — the property must generate at least enough rent to cover its own payment obligation.

Programs with the best terms (lowest rates, highest LTV, minimum reserves) typically require ≥ 1.25. At 1.25, the rent covers the payment with a 25% buffer.

Some lenders offer "no ratio" DSCR programs for borrowers with strong credit (typically 720+) where the DSCR falls below 1.00. These programs carry higher rates and tighter LTV caps — the lower DSCR is offset by the borrower's creditworthiness and cash position.

How rent is determined

For properties with a signed lease: the lender uses the in-place rent from the signed lease.

For vacant properties: the appraiser provides a market rent estimate as part of the appraisal, and the lender uses that figure.

For short-term rentals (Airbnb, VRBO): most programs accept 12 months of documented platform income or the market rent appraisal — the lower of the two.

The lender uses the lower of the in-place rent or the appraised market rent, whichever is lower. This prevents artificially inflated rents from supporting a DSCR qualification.

Why DSCR matters for business owners

Business owners with complex income structures — multiple entities, K-1 income, aggressive depreciation strategies — often have conventional DTI problems on investment properties because their personal income looks depressed on paper. DSCR solves this entirely: the property qualifies on its own cash flow, and your personal income, tax returns, and DTI are not factors in the income calculation.

Caveats and exceptions

  • STR income qualification varies by lender. Some require 12 months of documented platform history; others accept a market rent appraisal alone. Ask your officer which approach applies.
  • LLC vesting is common on DSCR loans. A personal guarantee from the managing member is typically required, even when the LLC is the borrower of record.
  • "No ratio" DSCR programs exist for strong-credit borrowers but carry meaningfully higher rates. Use the DSCR calculator to determine whether the ratio puts you above 1.00 before exploring no-ratio options.
  • Reserve requirements increase as the DSCR ratio decreases and as LTV increases. A 1.05 DSCR at 75% LTV requires more reserves than a 1.35 DSCR at 65% LTV.

Does my personal income affect DSCR loan approval?

Not for income qualification. The defining feature of DSCR is that the property qualifies on its own cash flow. Credit, reserves, and LTV are still evaluated against your personal profile.

Can I use DSCR for a short-term rental?

Yes. Most programs accept 12 months of platform earnings or a market rent appraisal. STR properties sometimes carry slightly tighter LTV caps or higher reserve requirements than long-term rentals.

How many investment properties can I own on DSCR?

Portfolio DSCR lenders typically have no stated limit. Each property is evaluated independently on its own DSCR ratio — far more flexible than conventional, which caps financed properties at 10.

What is the down payment for a DSCR loan?

Typically 20–25% for purchase. Some programs allow 15% for very strong DSCR ratios. Reserves of 6–12 months PITIA are required in addition to the down payment.

Can I hold the DSCR property in an LLC?

Yes. Most DSCR programs accommodate LLC vesting with a personal guarantee from the managing member.
