Why P&L loans exist
Bank statement programs require a long, clean deposit history across consistent accounts. For businesses with shorter operating histories, recent major revenue changes, or deposits split across many accounts, the bank statement math can produce a distorted qualifying income — too low or too variable to support the file.
A P&L-only program bypasses deposit averaging. Instead, it asks your CPA to document net operating profit directly — on CPA letterhead, for 12 or 24 months, with revenue and expense breakdowns sufficient for the lender to verify the figure. The lender uses that documented net profit as qualifying income.
What the P&L document needs to contain
The P&L must be prepared by a licensed CPA (not a bookkeeper, enrolled agent, or self-prepared statement). It should be on CPA letterhead with the CPA's license number, cover the most recent 12 or 24 months, and clearly distinguish gross revenue from net operating profit. Lenders also typically want a business description and a note confirming the CPA prepared the statement based on business records.
Supporting bank statements
P&L-only programs still require a light bank-statement sanity check — typically 2–3 months of business bank statements confirming that the P&L figures align with real deposit activity. This is much lighter than a full bank statement program review (which uses every statement in the look-back period for income calculation).
When P&L is better than bank statements
P&L works better than bank statements in three situations: (1) the business is newer (12–18 months), (2) the business has recently had a major revenue change that makes a multi-year average misleading, (3) deposits are split across multiple entities in a way that makes aggregation complex. In all three cases, the P&L provides a single, CPA-attested income figure that's often cleaner for the lender to underwrite.

- Can any accountant prepare the P&L for this loan?
- No. The P&L must be prepared by a licensed Certified Public Accountant (CPA) on CPA letterhead with the CPA's license number. Bookkeepers, enrolled agents, and self-prepared statements are not accepted for P&L-only programs.
- How long does it take to get a CPA to prepare a P&L?
- If your CPA already maintains current books, a P&L statement for mortgage purposes typically takes 3–7 business days. If bookkeeping needs to be updated first, it may take 2–3 weeks. Starting this process before beginning the application speeds the overall timeline.
- Can I use a P&L loan for investment property?
- Yes — P&L loans are available for primary residences, second homes, and investment properties. LTV limits and reserve requirements vary by property type. Investment properties typically require higher down payments.
- What if my P&L shows lower income in the most recent year?
- Lenders look at trend and context. A single lower year after strong prior performance may be acceptable with a CPA explanation. Two declining years is harder. If the most recent year is lower, a 12-month P&L (rather than 24) may produce a higher qualifying income if recent months were strong.
- How does a P&L loan compare to a bank statement loan?
- P&L loans use net profit as income; bank statement loans use 50% of deposits. For businesses with high operating margins, P&L often produces higher qualifying income. For businesses with lower margins or where deposits substantially exceed net profit, bank statements are usually stronger.
